Boca Grove vs The Polo Club vs Boca West

The boutique club, the busiest club and the biggest club in Boca, compared on cost, golf, size and 24 months of closed sales.

Boca Grove is the smallest of the private clubs in central and west Boca that buyers shortlist, and the only one of the three in this guide where you never book a tee time. Buyers who look at it usually look at The Polo Club and Boca West the same week, so this is the comparison that decides it. Here is how the three stack up on cost, size, the golf and what actually sold in the 24 months to October 17, 2026.

The short version. Boca Grove is the boutique: one course, no tee times, fewer than 450 families, and since April 2026 the same $250,000 entry as The Polo Club. The Polo Club is the liquid, mostly single-family market with the most sales in either city. Boca West is the resort: four courses, the best racquet facilities in Boca and the widest range of homes, most of them attached.

Boca Grove: the boutique golf club

Boca Grove's case is simple. It is small, it is private (no outside members), and the golf is unhurried: no tee times, no green fees, a Jim Fazio course you can walk onto at 7 a.m. or 3 p.m. Racquet players get Har-Tru, an Italian red clay stadium court and five pickleball courts at The Curve. The homes run from Los Rayos de Sol villas to estates in Boca Grove Plantation and Estates in the Grove, and the $1 million-plus market is thin, 26 sales in two years, so the right house does not come up often. Since April 2026 every owner joins at golf for $250,000. Full fee schedule and calculator.

The Polo Club: the most liquid club market

The Polo Club, on the Boca and Delray line at Clint Moore Road and Military Trail, sold more $1 million-plus homes than any other club in either city: 112 in two years, almost all single-family, from $1.0 million to $4.85 million, at 97 percent of final list and 96 percent cash. Two courses, a large clubhouse and two dozen subdivisions. It costs the same $250,000 to join as Boca Grove, with lower HOA and a much deeper resale market. The Polo Club complete guide.

Boca West: the resort club

Boca West is the largest residential club in the country: four courses, a 400,000-square-foot clubhouse, nine dining venues, a spa, and the best tennis and pickleball facilities in Boca. Most of what sells is attached, so the $1.53 million median is the lowest of the three and the HOA the highest. The joining fee rose to $215,000 on October 1, 2026, still the lowest of the three. Which one fits you

Choose Boca Grove if golf is the reason you are buying, you want a club small enough to know everyone, and you would rather never book a tee time.
Choose The Polo Club if you want a single-family home in an active, family-friendly club and the easiest resale in the market.
Choose Boca West if you want the most amenities, four courses to rotate, top racquet facilities, and a condominium or villa with everything handled.

Questions buyers ask

Boca Grove compared: frequently asked

Is Boca Grove a good club?

For a golfer who wants a quiet, private club it is hard to beat: one Jim Fazio course with no tee times, fewer than 450 member families and a membership small enough that people know one another. It is not a resort club; if you want four courses, a spa and nine restaurants, that is Boca West.

How big is Boca Grove?

About 395 single-family homes and villas in county records plus condominiums, in seven subdivisions, with fewer than 450 member families. The club itself puts it at about 450 homes.

What subdivisions are in Boca Grove?

Boca Grove Plantation (the single-family heart of the community, about 230 homes), Estates in the Grove, Gardens in the Grove, Mediterrania, Coventry, Island in the Grove and Los Rayos de Sol, plus the Chateau condominium.

Where is Boca Grove?

21351 Whitaker Drive, Boca Raton, ZIP 33433, in west-central Boca, minutes from Mizner Park, the beaches and Boca Raton Airport.

What do homes in Boca Grove sell for?

Over the 24 months to October 17, 2026, 26 homes sold for $1 million or more at a median of $2,090,000. The community's villas and condominiums trade well below that, which is why county records put the median estimated value of all homes near $1.4 million.

Is Boca Grove membership mandatory?

Yes, and since April 15, 2026 every owner joins at the golf level for $250,000. Annual charges run about $48,288 including the community assessment.
