Boca Grove membership fees and dues (2026)

The 2026 schedule line by line, what changed in April, and the first-year math against 26 closed sales. Plus a calculator for your own price.

Membership at Boca Grove Golf & Tennis Club is mandatory, so the club's equity fee and yearly charges are part of the price of every home in the community, from a Los Rayos de Sol villa to an estate on the fairway. In April 2026 the club changed two things at once: it raised the equity fee to $250,000 and eliminated the social category, so every owner now joins as a golf member. Here is the 2026 schedule line by line, what it includes, what comes back when you sell, and the first-year math against the 26 closed BeachesMLS sales of $1 million and up in the 24 months to October 17, 2026, at a median of $2,090,000.

The short version. $250,000 golf equity to join (since April 15, 2026; non-refundable; was $200,000). About $45,785 a year on the club's schedule, about $48,288 with the food minimum, and that figure already includes the community (HOA) assessment. No tee times, no green fees. What membership includes

Everything, for every member. The 18-hole Jim Fazio championship course is played with no tee times and no green fees. Racquet players have Har-Tru clay courts, an Italian red clay stadium court and five pickleball courts. The Curve, the sports and wellness center, adds the fitness center and the resort pool. Dining runs from the poolside cafe to the Grove Room, and the social calendar is built for fewer than 450 member families, which is the point of the place: a boutique club where you never wait for the first tee.

Why the 2026 change matters to buyers and sellers

Until April 2026 a buyer who did not play golf could come in for less. With the social category gone, every buyer now budgets $250,000 at closing and golf-level dues, which narrows the buyer pool to people who want the club, and moves Boca Grove's all-in cost up next to The Polo Club. For a seller that means pricing against the new all-in number, not against last year's sales made at $200,000. For a buyer it means golf is part of the package: there are no green fees, so the more you play, the better the value.

Golf equity and the 2026 club charges above, with the community assessment shown as HOA (about $769 a month) so it is not counted twice. Property tax is estimated at 1.8% of the purchase price after reassessment. Insurance, club sales tax, cart fees and closing costs are extra. An estimate, not a quote.

Questions buyers ask

Boca Grove membership fees: frequently asked

How much does it cost to join Boca Grove in 2026?

$250,000 for a golf equity membership, effective April 15, 2026, paid at closing. Boca Grove eliminated its social category, so every owner now joins at the golf level. Buyers who closed before April paid $200,000.

What are the annual dues at Boca Grove?

The club's 2026 schedule totals about $45,785 a year, and about $48,288 with the $2,500 food and beverage minimum: $27,267 golf dues, up to $4,788 for the sports and wellness center, $2,500 capital and road assessments, $9,230 community (POA/HOA) assessment and $2,000 food and beverage service charge. Cart trail fees are extra.

Is Boca Grove membership mandatory?

Yes. Boca Grove is a mandatory-membership, member-owned club; every homeowner joins at closing and is subject to the club's background check.

Is the Boca Grove membership refundable?

Treat it as non-refundable. The equity fee is a one-time payment at closing; one brokerage reports a small equity return on resale ($10,000 for golf), so read the current membership documents before you offer.

Does Boca Grove have tee times?

No. The 18-hole Jim Fazio course is played without tee times, one of very few private clubs in South Florida that still works this way.

How does Boca Grove's cost compare with other Boca clubs?

Its $250,000 now matches The Polo Club, sits above Boca West ($215,000) and Woodfield's current $225,000, and well below St Andrews ($550,000 with the POA contribution) and Addison Reserve ($400,000). Its all-in yearly cost, about $48,300, is at the upper end because the community assessment is billed through the club schedule.

What does a first year in Boca Grove cost?

On the $2,090,000 median of the last 24 months' $1 million-plus sales: $250,000 at closing for the membership, then about $48,288 in club charges and assessments and roughly $37,600 in property tax, about $85,900 in year one before insurance.
